    Frequently Asked Question

A basement conversion is a big decision. Here are the questions we hear most from Manchester homeowners – with the honest answers.

    Ask Us Anything

How much does a basement or cellar conversion cost in Manchester?

There is no honest one-size-fits-all price. The cost depends on factors such as the size and condition of the space, access, existing headroom, waterproofing, drainage, the intended layout and your chosen finish. We begin with a free site survey and provide a clear written quotation based on the work your property actually needs.

Will a converted cellar add value to my home?

A well-planned conversion can make your property more useful and attractive to future buyers, although any increase in value will depend on the home, the quality of the work and the local property market. For many homeowners, the immediate benefit is gaining an extra room without extending the property’s footprint.

Do I need planning permission or Building Regulations approval?

Converting an existing cellar without changing the outside of the property is often unlikely to require planning permission. Permission may still be needed for work such as a new light well, significant excavation, external alterations, a separate residential unit or changes to a listed building. Building Regulations normally apply to basement conversion work, covering matters such as fire safety, ventilation, damp protection, insulation, drainage and electrical work. Requirements should always be checked for the individual property.

Can you convert cellars in both period properties and newer homes?

Yes. We work with different property types, including traditional terraces, period homes and newer properties. The construction, access, moisture levels and available headroom are assessed before we recommend the right approach.

Who will I be dealing with during the project?

You will have one main point of contact from the initial survey through to completion. Graham and the team will keep you informed as the work progresses, so you are not passed between salespeople and different project managers.

What kinds of rooms have you converted cellars into?

Depending on the size, layout and relevant approvals, a cellar can become a lounge, home office, playroom, gym, music room, kitchen, bathroom, utility room or flexible guest space. We will help you understand which options are practical for your property.
